Summerlin is a prosperous master-planned community in the Las Vegas Valley of Southern Nevada. It lies on the edge of the Spring Mountains and Red Rock Canyon to the west; partly within the official city limits of Las Vegas and partly within the unrelated Clark County. Histori

In 1952, renowned film director, aviator, and casino boss Howard Hughes bought 25,000 acres (10,000 acres) of land in Southern Nevada, making it the largest landowner of the Las Vegas Valley. Despite his initial intentions, he finally chose not to move his company to Nevada, so the purchased land remained undeveloped and empty for decades. After Hughes died of kidney failure in 1976, Summa Corporation was organized by his heirs to oversee his vast business empire and land ownership. In 1988, the company announced that it would develop vacant land into a planned commercial and residential community. They named the project "Summerlin", after Hughes's grandmother, Jean Amelia Summerlin.

In preparation for this large-scale development, Summa Corporation entered into an agreement with the Bureau of Land Management, where they trade 5,000 hectares of environmentally sensitive land for 3000 hectares of land more suitable for development. Once these environmental issues are addressed, construction begins. By the end of 1990, the construction of the settlement villages, parks, and Summerlin's first school had been completed. In 1994, Summa Corporation renamed Howard Hughes Corporation and continued to develop the new Summerlin village.

New home construction continues to boom through the turn of the century. From 1997 to 2007, Summerlin has been consistently ranked as the # 1 community in the country for new home sales. The big recession caused a temporary slowdown in construction, but the signs of revival became very clear in 2014, when Downtown Summerlin opened, carrying 106 hectares of shopping, dining, and entertainment for Summerlin residents. Housing development has also seen a big revival after the recession, and by 2016, Summerlin once again became one of the top communities in America for the sale of new homes.

Summerlin is still a thriving community. By 2018, more than two dozen commercial and residential villages have been built, with more than 6,000 acres still available for future development.

Local government and administrative divisions

Summerlin is located partly in a single municipality that is joined and partly in an unrelated region.

The area north of Charleston Boulevard is within the city of Las Vegas, while the southern Charleston Boulevard area is located in Clark County. As a planned community, Summerlin is managed by three major associations (Summerlin North, Summerlin South, and Summerlin West). Summerlin was further developed into a commercial and residential village. Many individual subdivisions also have their own homeowners associations.

Climate

Summerlin has a hot desert climate typical of the Mojave Desert where it is located (climatic classification KÃÆ'¶ppen: BWh).

Due to its relatively higher elevation, Summerlin is often a few degrees cooler than Downtown Las Vegas and the Las Vegas Strip and may receive a little more rain. The sky is bright and the sunshine is abundant throughout the year, with 310 days of sunshine per year and low humidity in each season.

Summer tends to be very hot and very dry, with daily heights often exceeding 100 degrees Fahrenheit; temperatures as high as 118 degrees have been observed. Bicycling

Bike trails are provided on most of the main streets of Summerlin, as well as in the adjacent Red Rock Canyon National Conservation Area.

Community park

Large community parks, available for free public use, are located throughout Summerlin.
